Tip #1: Upgrade Small Details
Big projects like replacing the carpet or repainting the home from front to back are important, but you should also pay attention to the smaller details. A new shower head, for example, or new light fixtures. Lighting can have a big impact on the home’s interior design and value — replace outdated fixtures and upgrade lighting in important places like the main living area. Watch our featured video to see Brian point out some prime upgrade opportunities at the Wolff Couple’s rehab property, like the perfect place for a chandelier in a room with a high ceiling and old faux candlestick lights in a bathroom that absolutely have to be replaced. When you can, save the original features of the home. Large mirrors, for example, can be expensive to replace, so the best strategy is to find a way to integrate that piece into your new interior design plan.
Tip #2: Look for Supplies in the Garage
If you need to make small fixes to existing elements of the home, look in the garage for spare materials left by the original owners. That is often where people store extra supplies from larger projects, like paint. In the property that the Wolff Couple tours in the video, there is some cracked tile flooring that needs to be replaced. Brian found exactly what we needed in the garage: just enough original spare tiles to replace the cracked pieces as well as grout.
Tip #3: Don’t Stop at the House
You shouldn’t focus so much on improving the home’s interior that you forget about the property surrounding it. Dead grass and poor landscaping are good ways to scare away potential buyers. In the video, you can see that the house that the Wolff Couple bought came with a pool, but it was full of debris and stagnant water. Gross! Make sure you get estimates from the experts on big projects like fixing a pool. It may be pricey initially, but worthwhile in the long run.
